SMPS Legal advises Allux on the development of “Sultana”, a landmark luxury real estate project in San Pedro Garza García, Nuevo León

MEXICO CITY, MEXICO, December 1^st, 2025 – SMPS Legal advised Allux, one of Mexico’s leading real estate developers, in connection with the structuring, formalization, and development of Sultana, a high-end commercial real estate project located in San Pedro Garza García, one of the country’s most exclusive and dynamic urban districts.

The US $200 million project includes the design, construction, commercialization, and operation of a luxury shopping center featuring approximately 30,000 m² of luxury retail and f&b spaces. Sultana is expected to become a new architectural and urban landmark in northern Mexico.

As part of this representation, SMPS Legal conducted:

• A comprehensive legal and regulatory due diligence of the property and ownership structure
• A detailed corporate, tax, and real estate analysis for the contribution and financing structure
• The legal design of agreements and processes required to ensure regulatory compliance and a seamless transaction execution
